Exit Strategies

Once the house is complete, we work with you on an exit strategy designed to meet your needs and the current market conditions -- locating a tenant and managing the property for a short or long-term hold, or finding a future buyer through our popular rent to own program (lease to purchase) with a fixed purchase price.

Watermeier Property Services is an exclusive property management company. We only handle property management services for our investor clients and their referrals, and not the general public. Any properties purchased through your WPS-Team receive property management services at a reduced rate. Market Rents

Currently, A new, or almost new, 3-bedroom, 2-bath, 2-car garage house rents for approximately $900 to $1,000 per month depending upon size and location. A new 4-bedroom house, slightly more popular and easier to rent, brings $1,000 to $1,150 a month. Each property must be priced at market rates to rent quickly and maximize cash flow.

Rental Cash Flow

You may or may not have positive cash flow depending on the price of your property, how much of a down payment you make, the terms and structure of your loan, and the prevailing interest rates. There are many different loan packages for you to choose from. The following scenarios are provided only for demonstration purposes. Your lender will help you select the plan that is right for you.

The following scenarios assume a $150,000 Lot-House Package:
