Consulting Services
Consulting Services range from one-time consultations to ongoing management and full project responsibility for an absentee investor, or limited services on an as needed basis to fill the gaps of expertise in a development team. Each project is evaluated based on the type of services desired and can be handled by monthly retainers, hourly rates, or project fees.
Market Overview & Advisory Session: A market overview presentation and/or one-time preliminary project review can be scheduled. Fees are based on the extent of analysis and time requested, however, a typical session is $500 for a 1 ½ hour project review and client advisory session. This session can include a Southwest Florida market demographic and real estate activity presentation along with advisory discussions regarding a specific property or project based on information provided by the client. Analysis and discussions are provided orally based on general market knowledge and usually do not include a written project analysis. Fees start at $500.
Project Analysis: A market overview and proposed real estate project review including a summary of demographic, growth, and real estate market trends on a local, county, and regional basis. This type of analysis is designed for site selection and pre-development decisions and includes a proposed product analysis based on market trends and historic real estate activity, pricing, permit and sales data. A Project Analysis includes an oral presentation and a written report. Fees range from $5,000 to $7,500.
Project Feasibility Study: An in-depth demographic, market activity, project analysis, and competitive product market study for a proposed real estate development project, site and product mix. Study generally includes custom research, site specific demographics, growth projections, market trends, product mix analysis, competitive product review, and historic activity summaries on an area and regional basis. The study results are presented in an in-depth written report, client presentation, and if desired, a summary presentations to a financial institution, investor group, or others regarding the projects competitive market viability and absorption potential. Fees range from $9,000 to $15,000.
Consulting Agreement: A Consulting Agreement reserves priority time and focus for a client or project on an ongoing basis. Arrangements vary, but typically a formal Agreement lays out defined objectives on a minimum time frame (usually a year) and generally range from $5,000 to $10,000 per month. Fees are based on an annual retainer amount payable in monthly installments. A $5,000 per month Agreement provides up to 100 hours of Principal time and 200 hours of Professional time per year. Consulting Agreements are limited in number and reserved for priority projects and clients.
Custom Presentations, Studies and Research: Custom presentations, studies and research for economic development, real estate, business, or other activities, will be priced individually based on tasks, objectives, outcomes and time required.
